Richard Neutra, Architect Sale House, 1960

Completed in 1960, the Sale House is one of Richard Neutra’s significant late-career residential works and an unusually intact example of his approach to site, light, landscape, and domestic life.

Commissioned by artist Elsa Sale and her husband, Robert, the residence occupies more than an acre at one of the highest points along Tigertail Road in Crestwood Hills. Neutra used the elevated site to establish a continuous relationship between the interior and the surrounding landscape, with broad expanses of glass opening the house toward canyon, city, ocean, and distant island views.

The plan was conceived in close dialogue with the clients’ art collection. Carefully positioned skylights, integrated lighting, built-in furnishings, and open living spaces create a series of controlled settings for both art and landscape. Rather than treating the view as a backdrop, Neutra organized the house so that exterior space, natural light, and framed vistas become part of the architecture itself.

The residence has been sensitively restored while retaining many of its defining original elements, including built-in cabinetry, custom furnishings, mosaic artwork, and the original swimming pool and diving board. These surviving details reinforce the continuity of Neutra’s design intent and contribute to the house’s exceptional degree of preservation.

Mature trees and reworked gardens provide privacy while strengthening the home’s connection to its hillside setting. From the principal rooms, views extend across the canyons toward downtown Los Angeles, the Pacific Ocean, Catalina Island, and Palos Verdes.

The Sale House remains a compelling expression of Neutra’s mature residential architecture: precise, spatially open, deeply responsive to landscape, and carefully calibrated around light, movement, and view.
